Sale of North "Y" Gateway First Addition lot for commercial development
The city is selling a lot it acquired for commercial development in the North "Y" Gateway addition. The Kelley Investments deal includes a 10-year, $200,000 minimum assessment agreement to guarantee development value and a two-year construction deadline. The public hearing on that sale is set for November 2, 2026.
Day care infrastructure resiliency
The 2024 flood wiped out about 60% of local daycare capacity. River's Edge would get $200,000 to expand birth-to-three care in a flood-safe location; the city pledges a 15% match if the state awards it.
Rental and Single-Family Housing Recovery
Two applications aim to rebuild housing lost in the flood — apartments in southwest Spencer (ten complexes coming down near Consumer Lumber, plus three CHI lost) and single-family homes. Developer interest is picking up for 2027-2029 projects.
Airport hangar construction payments
The board paid Graves Construction's fifth pay estimate on the 8-Plex Nest T-Hangar project but noted concrete cracks in 4 of 8 door latches — a defect to watch going forward.
Workforce Housing Tax Credit Application — IGL Construction
The council backed a developer's state tax credit application for new housing between 35th and 36th Avenues West, and a consultant presents the housing study follow-up August 3. Housing is 25% through the city's strategic goals.
West-side house addition approved at 1213 W 5th St
Joshua Long can build a one-story addition reaching within 3 feet of his west lot line after the board found practical difficulty. The 5-2 vote shows some members had reservations.
